Case Study - Rise At West Campus

To stand out in Austin's saturated luxury high-rise market, RISE at West Campus used early leasing initiatives and creative targeted marketing. Instead of the standard July 2022 launch, they began leasing for the 23-24 year in April 2022. To reach students, they launched a marketing campaign targeting Greek rush candidates, sponsoring Greek rush events and offering premier concert tickets as tour incentives. They even gave a preview of their sophisticated living by designing the temporary leasing office to mirror the final building's lobby.

The results were outstanding. RISE at West Campus surpassed the market's pre-leasing by 6.8% by December 2022, achieved budgeted occupancy for 23-24 by April 2023, and exceeded proforma rates by 1.6% during year-one lease-up, showcasing exceptional performance in a competitive market.
